Contract = Tenant pays + Subsidy — the unit's true monthly rent, from the RM recurring charges (charge type RC/rent = tenant, HUD/subsidy authority = subsidy — e.g. PMHA for Ohio, PRHA for Petersburg). This reads correctly across every property, including the market-rate-config ones (Oxford, Petersburg, Lynchburg) where RM's own "current rent" field shows only the tenant portion and hides the subsidy.
vs market = Market − Contract. The garage fee is not counted — it is a separate charge, not rent for the unit. Coloured only on units whose rent can be raised: yellow past the first Rent gap threshold, red past the second (provisional — Settings → Status thresholds). Voucher and other rent-capped units say "rent-capped" instead. "—" means the numbers are not there to compare (vacant, no market rent in Rent Manager, or no rent split), never a zero.

The gap is realizable at renewal — check each unit's lease end before repricing. Same filter as the Market Gap KPI: occupied, non-PMHA, tenant-paid rent only. Market rent is the value recorded in Rent Manager (staff-entered, not an external market study) — confirm it's current before acting on the gap.
Columns mirror the PMs' Google Sheet make-ready tab. Unit, outgoing tenant & move-out come from Rent Manager (read-only). Target-ready, incoming tenant, app/lease/move-in dates, deposit (received, amount, source, next step), status and activity-log notes are editable by the property's PM (and admins) — every change is timestamped and attributed. Sign in to edit; execs see it read-only.
Priority is read-only here. It is the unit's place in the turnover pipeline, set by dragging rows on the Occupancy tab.
